Frequently asked questions about selling
How is my property's sale price estimated in Martinique?
By comparison with actual sales, not guesswork. We analyze recent transactions of similar properties in your municipality and neighborhood (DVF notary sales data), then adjust for your property's specific features. The goal: a fair price that sells — neither undervalued nor overvalued.
Concretely, several factors make the value vary beyond the simple price per sqm: general condition, surface area, view, exposure, fittings, but also the neighborhood and exposure to certain risks. In Martinique, the gap can exceed €1,000/sqm between two neighborhoods of the same municipality. Since 1985, our detailed knowledge of the field lets us refine this estimate where automated tools get it wrong.
How long does it take to sell a property in Martinique?
It mainly depends on the starting price and the type of property. A well-priced, well-presented property in a sought-after area finds a buyer much faster than an overvalued one, which may unfortunately linger for months and end up selling below its value. The right price from the start is the first factor of speed.
Other elements come into play: the municipality, the condition of the property, the season, as well as the quality of the photos and the marketing. Our role is precisely to act on these levers — fair valuation, showcasing, a network of qualified buyers — to sell under the best conditions, without underselling. At our first exchange, we will give you a timeframe range suited to your property.
Which property diagnostics are mandatory to sell in Martinique?
Several diagnostics are mandatory, gathered in the Technical Diagnostic File (DDT) given to the buyer before signing. The main ones: the termite diagnostic, the state of risks (ERP), asbestos for properties whose building permit predates 1997, and the electricity and gas diagnostics for installations over 15 years old, plus the DPE (energy performance).
In Martinique, some are particularly important: the termite diagnostic and the state of risks (seismic zone, cyclonic, ground movements). If your property is not connected to the main sewer, a check of the sanitation system is also required. The exact list depends on the age, location and type of property — we coordinate the intervention of a certified diagnostician for you so that the file is complete and compliant.
Simple or exclusive mandate: which to choose to sell?
Both are possible, and we adapt to your choice. A simple mandate gives you more flexibility, while an exclusive mandate entrusts us with the sale on a privileged basis. At Cabinet Laurent Valère, we gladly accept simple mandates: our priority is to sell your property under the best conditions, not to impose a formula on you.
In all cases, we commit with the same seriousness: fair valuation, careful photo and video coverage, marketing and regular follow-up throughout the sale. The key is to define together the right price and the right strategy for your property. We advise you in full transparency on the formula best suited to your situation, without pressure.
Can I sell my property in Martinique from mainland France?
Yes, absolutely. You don't need to be present in Martinique to sell your property: Cabinet Laurent Valère handles the entire process remotely, from valuation to signing. Many owners living in mainland France or abroad thus entrust us with the sale of a family or inherited property.
Concretely, we take care on site of the viewings, photos, videos, diagnostics, negotiations and notary relations, and keep you informed at every step. For the signing, you can either travel or set up a power of attorney with a notary near you: the Martinican notary then signs the deed in your name. Since 1985, we have regularly supported remote sellers, in full transparency.
How to sell a property received through inheritance or joint ownership in Martinique?
It's possible, with the agreement of the heirs (the joint owners). It is even conceivable to organize the marketing in order to settle the estate. We regularly support families in this situation, including when the heirs live in mainland France or abroad.
Concretely, we help you value the property, coordinate exchanges between the heirs and with the notary, then prepare the actual sale once the estate is in order. In case of disagreement between heirs, solutions exist (buyout of shares, procedures overseen by the notary or the judge). Since 1985, our experience with real estate successions in Martinique lets us handle these sales with method and discretion.
